Timpuri Noi Square is a thriving mixed-use development in District 3, Bucharest.

Following the success of Phase 1, we were invited to collaborate again with Vastint Development and Vastint Romania on the next phase of the development. Phase 2 comprises two further buildings, including a 15-storey tower, introducing a new mix of office, foodhall, leisure and retail uses.

 

Our initial brief was to lead the strategic planning phase, planning approximately 10,000sqm floor space over three floors. Working alongside Vastint Development, Vastint Romania and Studio Meda, we carried out extensive studies exploring the opportunities and constraints of the site, helping to establish the tenant mix, functional adjacencies, servicing strategy and vertical and horizontal circulation for both tenants and visitors alike.

 

Following approval of the plans, we were subsequently appointed to develop detailed design packages for the communal office areas, alongside approximately 6000 sqm of foodhall and leisure space.

 

As the project moves towards completion, we continue to support the client, local architect and contractor through an ongoing technical assistance role. This includes regular visits to Romania, allowing us to review progress on site, resolve design and technical queries, and help ensure the original design intent is maintained through delivery.
