Sugar House Island is an ever-evolving canal-side neighbourhood in East London, rooted in Newham’s network of historic waterways and shaped by a rich industrial legacy. Named after the original 19th-century sugar refinery warehouse, the masterplan eclectically juxtaposes contemporary architecture with retained industrial fabric, creating a characterful, sustainable destination for living, working and socialising.

At the heart of the development, the four modern lobbies across three buildings redefine arrival and transition spaces as relaxed, community-focused environments for hybrid working and social interaction. A central tiled bar anchors the Type House, functioning as both concierge and event space, while curated vintage objects, textiles and bold printed artworks reference the area’s influential print and manufacturing heritage. The technologically-advanced bike store and changing facilities encourage opportunities for sustainable commuting.

Bathed in natural light and softened by lush planting, the Ink House offers a calm, restorative setting that prioritises wellbeing and focus. Layered raw and natural materials, expressive graphics and durable finishes create an atmospheric interior that connects users to the site’s history, biodiversity and urban ‘island life’, reinforcing Sugar House Island as a vibrant and socially connected London neighbourhood.
