Derry’s Cross, Plymouth

The Derry’s Cross is a redevelopment of a previously much loved Department Store, formerly a Co-operative Building that boasts over 22,000m2 of floor space. Planning was gained in 2016 for the adaption into a mix of uses: a 500 bed student accommodation block, a 110 bedroom, top-floor hotel and a number of commercial units at ground and lower ground floors.

turnerbates were asked by joint venture partners Thames Bank Property and Tristan Capital Partners to review and rationalise the ground and lower ground floors to maximise values and functionality.

Typical of Plymouth City Centre, the building is sited with a number of level changes both internally and externally. We worked with these constraints and mitigate customer and tenant access and services issues with some interesting interventions including potential external terraces.

We also carried out a number of studies and positive consultation with the local authority with regard to proposals for the potential of adding future additional residential floors .
